01 / What we do

Land surveying services
for your property.

From a single property corner to a major subdivision, we provide surveying for homeowners, commercial property owners, developers, and design professionals throughout North Carolina.

Select a service to read more.

Boundary surveys

Understand your property.

Research deeds and recorded plats, locate boundary evidence, and measure the property to evaluate its boundaries. Useful when buying land, planning improvements, or clarifying where your property ends. The agreed scope determines whether the work includes corner marking, a survey plat, or a report of work performed; a map is not automatically included.

ALTA/NSPS land title surveys

Support your next transaction.

Detailed land title surveys for commercial purchases, refinancing, and other transactions involving lenders and title insurers. The work brings together boundary measurements, site features, and relevant title information. Share your title commitment, closing requirements, and requested optional Table A items so we can coordinate the survey scope with your transaction team.

Existing conditions & loan surveys

Document what’s on the ground.

Locate buildings, driveways, and other agreed-upon improvements in relation to property boundaries for purchases, refinancing, or planning. These surveys help document existing site conditions and can identify matters for your closing or design team to review. Provide any lender requirements early so we can determine the appropriate level of detail and deliverables.

Topographic surveys

Start with the lay of the land.

Measure ground elevations, contours, and selected site features to help architects, engineers, and property owners understand the terrain. This information supports planning for buildings, grading, drainage, and other improvements. Discuss the area to be covered and the features your designer needs so the survey provides an appropriate base for the project.

Property line & corner marking

See your boundaries in the field.

Locate and mark property corners and selected boundary lines so they can be recognized on the ground. This can help when planning a fence, clearing, or other improvements near a boundary. Tell us whether you need individual corners or lines marked between them; the amount of marking and any map or report are defined by the agreed scope.

Minor subdivisions

Divide property with a clear plan.

Provide boundary surveying and plat preparation for smaller property divisions, such as separating a homesite or dividing land among family members. We evaluate the proposed division with the applicable local review process in mind. Share your intended lot arrangement and access needs so we can discuss the surveying work and coordination required.

Major subdivisions

Survey support for larger developments.

Provide survey support for larger, multi-lot developments, from boundary and topographic information through lot layout and subdivision plats. Work can be coordinated in phases with your engineers, planners, and construction team. Discuss the proposed development, review requirements, and schedule so we can identify the survey deliverables needed at each stage.

Recombination & lot-line adjustments

Reconfigure existing parcels.

Prepare surveying and plats to combine adjoining parcels or adjust a shared boundary between properties. This can help align parcel boundaries with a proposed sale, existing use, or development plan. We work from the existing boundary evidence and proposed arrangement, with the survey scope coordinated around applicable review and recording requirements.

Rezoning survey support

Give your planning team a clear base.

Provide boundary and existing-site survey information for rezoning applications and related planning. Depending on the scope, this may include property dimensions, acreage, and selected improvements needed by your planning team. Share the application requirements and proposed use so we can coordinate the survey information with the professionals preparing your submission.

Plat & property description preparation

Put the survey into usable documents.

Prepare survey plats and written property descriptions that communicate the results of the agreed surveying work. These documents may support property transfers, subdivisions, recombinations, or other defined purposes. Tell us who will use the documents and whether review or recording is intended so the content and format can be coordinated appropriately.

Corner restaking

Reestablish points on the ground.

Locate and re-mark previously surveyed property corners or points when stakes are missing, disturbed, or difficult to find. We review available survey information and check field evidence before marking the location. Provide the earlier survey if available and identify the corners you need; additional research or fieldwork may be necessary.

Construction staking

Take the plans into the field.

Transfer locations and elevations from approved design plans onto the site to guide construction. The agreed scope may include building locations, roads, curbs, or other planned improvements. We coordinate with your contractor on the points needed, construction sequence, and timing; return visits and replacement of disturbed stakes should be discussed as part of the work.

As-built surveys

Document completed improvements.

Measure completed improvements to document their locations and, where specified, elevations for project records or comparison with design plans. These surveys can support an owner, engineer, or reviewing agency with information about what was built. Provide the required features, plans, and reporting format so we can establish the appropriate survey scope.

FEMA elevation certificates

Document building elevation information.

Collect building and elevation information and prepare a FEMA Elevation Certificate for the identified structure. The certificate documents information used in floodplain management and flood insurance review. Tell us why it is needed and share any request from your insurance agent or local official so we can confirm the information and site access required.

03 / Getting started

Let’s start
with your plans.

A little information helps us understand the scope and recommend the right next step.

01

Tell us about the property.

Have the property address, county, and parcel number handy. An existing deed or survey is helpful if you have one.

02

Tell us what you need.

Let us know whether you’re buying, dividing, planning, or simply trying to locate your property lines—and share any deadlines.

03

We’ll discuss the next step.

We’ll review your needs and discuss the scope, information required, and scheduling for your project.

A few helpful answers

Before you
get started.

What kind of survey do I need?

It depends on your purpose. Finding a boundary, purchasing property, preparing a subdivision, and planning a site each call for different information. Tell us what you’re trying to accomplish. If a lender, title company, or designer gave you requirements, have those available.

Can you help locate property lines and corners?

Yes. We provide boundary surveying and line and corner marking. Tell us which parts of the property you need to identify and why, so we can discuss the appropriate scope.

What determines the cost and timing?

The survey’s purpose, property size and complexity, available records, terrain, access, and required deliverables all affect the work. Call with your property information so we can discuss your particular project.

What should I have ready when I call?

The property address or parcel number, the county, your contact information, and a description of your plans. Let us know about deadlines, access restrictions, and any available deeds, plats, or previous surveys.

What will I receive when my survey is complete?

Your deliverables depend on the type of survey and the agreed scope. Not all surveys include a map or plat. Some surveys provide only a report of the work performed. Other projects may include a signed and sealed survey plat, a property description, an elevation certificate, or field marking and staking, as specified in the agreed scope. Tell us how you plan to use the survey and whether your lender, attorney, designer, or reviewing agency requires a map or other specific documents so we can confirm what is included before work begins. Fieldwork may be followed by office calculations, drafting when applicable, and professional review before final deliverables are ready.

What should I expect before the crew visits?

Before fieldwork, share any deeds, plats, or other property information you have, along with access instructions and known site hazards. Let us know about locked gates, pets or livestock, restricted areas, and any access arrangements that need to be coordinated. Please leave existing survey markers undisturbed. Generally, no one needs to be on site while we perform the survey. Please arrange any necessary access in advance and contact our office about scheduling or any circumstances that may require someone to be present.

Surveying may require several site visits to complete. Our crew may return for additional measurements, to verify boundary evidence, or to set or mark corners after office research and calculations. The first site visit does not necessarily mean the survey or fieldwork is complete.

Historical knowledge for today’s surveys.

We own and maintain acquired survey records from Stone Land Surveying Company and MLA Design Group’s surveying department, including Brady Surveying Company and Tutterow Surveying Company records. Our collection also includes many maps from Franklin Surveying Company (Joe Franklin) and The Phillip R. Ball Company (Phil Ball).

These records are internal research resources used to support current boundary surveys. Historical maps and files are not available for public distribution.
